Description
Trinity United Church of Christ is an Open and Affirming congregation passionate about social justice with a rich history of serving God in the Canton, Ohio community for 155 years. Our membership is over 400. Our facility is approximately 75,000 sq. ft. of indoor space plus significant parking and green space. We house a Montessori school (pre-school through 8th grade) on-site. We are seeking a Facility Manager to oversee the care and safeguarding of the entire facility, including the mechanical plant, and building maintenance duties. The Facility Manager will interface daily with other internal and external stakeholders. This is a new to Trinity United Church of Christ position. Our intent is to combine several part-time staff positions and volunteer personnel with a single full-time position.
POSITION OVERVIEW
The Facilities Manager
- Schedules, supervises, and performs custodial duties, general maintenance, and repair work to ensure the church grounds, facilities and equipment are safe, clean, and well maintained.
- Serves as a point of contact with building tenants.
- Manages the Mechanical, Electrical, and Plumbing MEP.
- Liaison with vendors, contractors, and service providers.
- Manages a small number of volunteers that currently perform such activities as lawn care and general landscaping and participate in the Property Committee.
KEY RESPONSIBILITIES.
Building Maintenance:
- Conduct regular inspections of the property (indoors/outdoors) to identify needs for repairs, safety hazards, and areas requiring attention.
- Supervise the mechanical plant daily.
- Respond promptly to urgent maintenance requests and facility emergencies by the church and school.
- Complete routine maintenance and minor repairs on church buildings including plumbing, electrical, HVAC, and carpentry tasks.
- Perform custodial duties to ensure communal areas, classrooms, restrooms, offices, and worship spaces are clean, orderly, and inviting. (note: currently most of the cleaning is outsourced to a third-party service provider, although some or all that responsibility may be returned in-house).
- Perform some custodial duties to ensure the church grounds, building exterior, and MEP equipment are clean. Manage waste removal.
- Ensure groundskeeping tasks such as lawn care, snow/ice removal, and basic landscaping are completed or coordinated.
- Assist with table and chair setups and takedowns, including moving furniture and supporting special activities hosted by the church or partner organizations.
- Maintain inventory of cleaning/miscellaneous supplies and coordinate with vendors or staff for reordering.
- Support compliance with church safety, security, and custodial protocols.
- Takes initiative to perform items of general maintenance such as drywall patch, paint, electrical, and mechanical work, if qualified.
Building Tenant Relations & Liasian with Contractors:
- Interact with building partners to communicate status of facility work items and fulfillment of work orders.
- Manage multiple technology systems -- Niagara Temperature Control System (Gardiner Controls in Solon Ohio) and Brivo building security system.
- Serve as point of contact for building tenants to promptly respond to issues, scheduling, and manage building maintenance needs for building tenants.
MEP Infrastructure:
The MEP infrastructure of Trinty United Church of Christ is industrial in nature. Trinty bears little resemblance to residential type MEP systems. This is a brief description of the facility MEP infrastructure that this position manages:
The electrical service entrance is rated 800 amps at 480 volts three phase. The distribution system is composed of dry type transformers, distribution panels, disconnect switches and motor controls both conventional and variable frequence type starters, interior and exterior lighting fixtures, convenience outlets, etc.
A domestic water service entrance with a copper plumbing system for end use appliances such as faucets, toilets, and water coolers.
A natural gas service entrance with metallic gas piping for end use appliances, such domestic hot water heaters, process hot water boilers, and kitchen cooking equipment.
A sanitary water piping system, including a grease trap for the kitchen. The sanitary sewer piping is cast iron.
There are multiple back flow preventers throughout the facility. Annual reporting is required on these components.
There is a commercial kitchen with exhaust hoods and fire suppression. This system also requires annual inspections.
There is a building wide fire alarm system. This system also requires annual inspection.
The interior of the facility is heated and cooled through multiple different systems. The common element to all these systems is a Central Plant. The Central Plant is composed of a Chiller, Cooling Tower, process hot water boilers, and a heat exchanger. There is multiple piping loops support by redundant pumps - chiller water loop, process hot water loop, tower loop, and condenser water loop. These systems are:
o Fan forced air handler units with hydronic hot water and chilled water coils.
o Fan forced air handler units with only hydronic hot water coils.
o Heat Pump Terminal units.
o Perimeter heating loop which serves passive fin tube radiation and fan forced cabinet heaters.
o Electric cabinet heaters.
o Exhaust ventilation system which serves restrooms, kitchen, and the gym locker rooms.
There are multiple temperature control systems with the facility.
Domestic water system. This provides both hot, cold, and softened domestic water to the various sinks, lavatories, water coolers, exterior hose bids, and kitchen end use fittings. Domestic hot water is created by a pair of redundant gas fired storage tank hot water tank heaters and recirculating piping loops and with recirculating pumps.
Other building systems that require supervision and maintenance
o Building wide Fire Alarm system with digital communicator
o Fire suppression system for the kitchen exhaust hood assembly
o Electronic access control and monitor system on some perimeter doors and some interior doors
o A building wide IT system consisting of a structured cabling system for office IT operations; a building wide Wi-Fi system; including point of use battery UPS system at each structured cabling rack.
Volunteer Coordination:
- Coordinate volunteers on the Property Committee to complete periodic interior and exterior maintenance.
- Participate in the Property Committee so lay leadership understand building maintenance and facility management issues and priorities.
REQUIRED SKILLS AND QUALIFICATIONS
- Previous experience in facility maintenance, general repairs, or custodial roles.
- Working knowledge of basic repairs in plumbing, electrical, carpentry, and mechanical systems.
- Lift/carry heavy objects, operate standard maintenance tools/equipment, and climb ladders.
- Proficient with computer software systems and comfortable using computers for day-to-day operations.
