Maintenance Technician
Courtland Square Condominium Association
Pay: $35.00 per Hour
Schedule: Full-Time Monday-Friday
On-Call Rotation: Two weeks per month for after-hours emergencies
Qualifications
Experience in apartment or condominium maintenance preferred
Basic plumbing experience required
Basic heating/boiler system knowledge required
Experience with drywall repair and painting
Ability to troubleshoot maintenance issues independently
Valid driver's license and reliable transportation
Ability to lift up to 50 lbs.
Reliable, dependable, and able to work independently
Job Responsibilities
Perform minor drywall repairs, taping, sanding, and painting
Complete minor plumbing repairs
Clear sink, bathtub, and main sewer line blockages
Repair small leaks in common areas
Perform minor intercom, door, and door lock repairs
Respond to heating calls and frozen pipes during winter months
Maintain boilers and heating systems throughout the property
Oil and repair motors on hot water tanks and boilers
Repair gutters, downspouts, and copper piping as needed
Install and remove air conditioner covers
Replace valve stems in units when necessary
Coordinate water shut-offs with homeowners and contractors
Complete work orders promptly and report maintenance issues to the Property Manager
Work with outside contractors and vendors as needed
Keep maintenance inventory organized and fully stocked
Maintain company vehicles and equipment
Assist janitorial staff when needed
Post notices throughout the property when required
Salt walkways during winter weather
Clear laundry room sink drain lines
Power wash building siding and common areas when needed
Participate in the on-call emergency rotation for after-hours maintenance
